Why we draw
We never print a listing photo.
- The photo
Listing photos belong to the photographer or the MLS. Not to us, and not to you, so no card of ours prints one and no image model is ever handed one.
- The facts
We start from the facts of the listing: the walls, the window, what is fitted where, and what it is made of.
- The drawing
We generate an illustration of the room from the actual facts, in plain grey ink. The new owners still know it is their kitchen.
- Your finish
The finished room is rendered from that illustration, in the style you actually build. Same room, your work.
- The notice
And every card says so, in print, so nobody is misled about what they are looking at.

The drawing and the finished picture of your home on this card are illustrations we made from public details about it. The finished room is a computer simulation for illustration: not a bid, and not a guarantee of appearance, materials or cost.

Every card we mail shows the new owners their own room twice: as it is today, and finished in a local firm's style. Neither picture is a listing photo. This is why, how we make them instead, and the rules every card keeps.

Listing photos belong to someone else.
The photographs on a real estate listing belong to the photographer who took them, or to the MLS that licenses them. They are licensed for selling the house, not for advertising anyone else's business to whoever buys it, and their owners have gone to court over exactly that.
So no card of ours prints a listing photo, and no image model is ever handed one. A contractor who mails with us never puts their name on someone else's photograph.

Their room, from the facts.
The BEFORE on the card is an illustration of the room that we generate from the actual facts of the listing: where the window is, where the range stands, what the counters are made of. The AFTER is rendered from that illustration, in the style the contractor actually installs. The new owners know the room because the layout is theirs.

What we will not say.
Direct mail is full of words that sound better than the truth. These are the ones we struck out of our own copy, and what we say instead.
